Inspections are not needed or required but rather highly encouraged as they are completed by homebuyers and are not required by the lender.
An inspection determines the condition of the home and identifies any items that need to be repaired immediately and/or soon.
There are many different types of inspections, such as: general inspections, structural inspections, pest inspections, roof inspections, electrical inspections, lead-based paint inspections and many more.
The most common and recommended inspection inspects the 5 mechanicals of a home, electricity, plumbing, roof, foundation and HVAC.
For example, Is the electrical working properly and up to code?
Is your plumbing properly working and/or are there any leaks, etc.?
What’s the condition of the roof and how much life does it have left?
How is the foundation? Has it shifted?
Lastly, a general inspection will also inspect the HVAC system (heating ventilation and air conditioning).
