Borrowed or gifted funds are not allowed for investment property purchases, but investors can use the funds to close on investment property purchases so long as the funds come from a family member or friend and is not a gift but rather a partnership.
How does this work?
Both partners are on the purchase contract but only one partner is the borrower on the loan.
The Non-borrower who is (family member or friend) on the purchase contract can source the funds to close on the investment property and both partners on the purchase contract must be on the Title of the property at closing.
